REAP⁺ – Real Estate Asset and Portfolio Manager is a Lease administration Platform which provides the user with lease and portfolio information and perform administrative activities like Processing of Rent Roll, ASC 842, Percentage Rent and Desktop Audits. REAP⁺ has a flexibility to export/import the data to customer’s accounting system.

REAP⁺ Dashboard shows users the critical lease data in form of charts and tables. From the Dashboard User can quickly drill down on Property and Lease details and KPIs, Lease Expiration Details, Monthly Expense, and view Reminders for Critical upcoming events etc.

The Portfolio Distribution screen displays how the leases are distributed across the portfolio. The filter option gives the user the flexibility to select various attributes like Region, Lease Type, and Department etc.

In REAP⁺ the Lease Summary is on a single screen, which displays all the information for a lease across all modules. Users can quickly review and perform changes (add/edit/delete) to the data by using the direct navigation option provided in the lease summary screen.

The Lease Payments section displays the Payment details like Rent Streams, Payee Details, Payment Frequency, Month Payments and Notes information.

REAP⁺ gives the provision to view Lease documents from Lease Summary screen by clicking the Document Icon so that user can review actual lease clauses from the Lease Agreement.

Recurring Payment details process the Rent Roll from this Batch Payables screen. REAP⁺ will process the rent either across the portfolio or as per the filter condition for the given Run Through Date.

The Batch output screen lists all the leases to be processed for Rent Roll for the selected period and filters. The user can review all the processed payments from this Batch output screen. If any discrepancies are noted during the review the user can cancel the batch and make corrections to the payments and re-run the batch processing.

The information listed in the screen will show the variance between the current batch and the previous batch. This screen also displays the reasons for each variance and facilitates a quicker review process. If any discrepancies are noted by the user they can perform the corrections, and process the batch again.

The “Additional Payments in the Batch” section of Batch Variance screen displays the payments processed in the current batch and not available in the previous batch. The user can review whether the additional payments that are processed in this batch are valid.

The “Missing Payments in the Batch” section of Batch Variance screen displays the payments that are not processed or missing in the current batch, but processed in the previous batch.

The Reports module of REAP⁺ gives a set of standard reports that cover the full range of business requirements. REAP⁺ allows you to select filters and generate the report in PDF or Excel format.

The Lease Summary Abstract Report displays the abstract details of a lease. This report can be generated in a PDF, which displays each section such as Property Info, Lease Info, Lease Contacts, Options, Payments, Groupings/Attributes, Clauses, Documents and Percent Rent Related details.

The Rent Changes Report displays the list of leases, which has changes in the payment amount for the selected period. The user can also view the increase or decrease percentage of change in payment components for each lease.

REAP⁺ has the provision to generate the ASC 842 Report for the selected lease. This report will be in a Excel format which displays details such as ASC 842 configuration details, Rent Schedules that are in-scope for ASC 842 processing, Capitalized Costs, Lease Liability, ROU Asset, Single Lease Expenses.

Query Builder is one of the powerful features in REAP⁺ allowing you to create your own custom reports. It gives the flexibility for you to select which fields you want, apply filter criteria and save it as a template. You can also save a macro driven template that applies formulas and creates highly detailed custom reports.
